Services	Full-Service Property Management
Tenant Procurement Fee	$250 if Owner provides the tenant 50% of one month’s rent if Manager sources the tenant
Monthly Management Fee Ⓘ This fee shall not be due in any month in which a procurement fee is paid.	10% if rent is under $1349 9% if rent is between $1350 - $1549 8% if rent is between $1550 - $1799 7% if rent is between $1800 - $2999 6% on any rent over $3,000 *Minimum fee is $100/month; Maximum fee is $300/month. The management fee during vacancy is waived.
Annual Property Condition Review Ⓘ Owner shall pay for an annual property condition review, report, which includes photographs of the property, a written review by the property manager and recommendations to preserve value.	$125
Renewal Fee Ⓘ Any extension of the tenant occupancy shall be deemed a renewal of the previous rental term for the purpose of renewal compensation. Manager may at manager’s discretion renew or terminate existing tenants, unless otherwise directed by Owner in writing.	$295
Renewal Fees for Multi-Year Leases and Month-to-Month Leases Ⓘ If Broker negotiates a multi-year lease with a Tenant (with Owner’s approval), then Broker shall receive a renewal fee of $295 on each annual anniversary of the lease. If Broker negotiates a month-to-month lease (with Owner’s approval), then Broker shall receive a renewal fee of $295 on each annual anniversary of the lease start date, subject to a pro-rated refund of the renewal fee if tenant terminates within six months of the lease start date anniversary.	$295
Annual Administration Fee ⓘA $100 administration fee will be charged annually on the anniversary date of this agreement.	$100
Preparation of Tax Documents Ⓘ Broker shall provide a variety of services including year‐end accounting statements, issuing of 1099’s and such other documents to owner and the federal and state governments as are required by law, and account maintenance.	Included
